Before
you make that first call

Did you
realize that in Michigan, when you call the phone number from the
real estate sign in front of a home for sale, or from a home for
sale ad in one of those little magazines, the agent who answers
your call most likely works for the seller?
Did you know the same is true if you
walk in to a new home development? The people that answer the
phone or greet you at the door represent the builder and their
job is to get you to pay the most money for a property and
upgrades.
If you
slip up and accidentally disclose how much money you make, your
need to move, or your maximum mortgage amount, their duty is to
inform the seller to use the information to their negotiating
advantage. It's not that they are bad people, they are just
not looking out for your best interests, because by law, they
can't. They are agents of the seller and their job is to
represent the seller and their duty lies with the best interests
of the seller. That is why you need to find a buyer's
agent, better yet a experienced and accredited buyer's agent
before you call off a sign, or stop by a new construction
development.
The idea of
buyer
Agency representation is new to many states, including Michigan, which officially
recognized buyer agency as one of four types of client representation on
January 1, 1994.
Buyer agency provides equal representation for buyers when negotiating the sale of real
estate and helps to protect the buyers interest through out the
sale. Although any agent may claim to be a buyer's agent, only a
few are actually trained in that capacity. Choosing an
accredited and experienced buyers
agent is a great way to start your search for your new home.
